How to Need to decide on flooring - for an open plan kitchen diner s

Hi, I need some help to decide on the flooring! My husband and I have decided on Amtico LVT. We just need to decide on the design. The extension is a rear single storey extension. It’s south facing with 2 roof lanterns and 2 sets of bifold, 6 doors and 3 doors. there will be lots of of natural light, my husband thinks we should go for a really dark wood. My kitchen island will be in F&B Stiffkey Blue and the rest in Pavillion grey. Your expert opinion would be helpful!

You'll see every single little bit of dust on a really dark floor. Especially if it's a really bright room. But I do like the Blackened Spa. Having said that, I'd go for a lighter colour that isn't too orange (I think the Royal oak is too orange). I'd probably go for something like Pale Ash, from the same range.

What are you planning on doing with the current kitchen? You don't need all of the current kitchen space for the utility so why not have the kitchen running into that space and keep the dining room with the small nib near the dining room so the dining room still has a separate feel to it. If you then had a peninsula that Jen P mentions at the other end (say where the current utility wall is) is would definitely have the feel of being two separate spaces which you can connect further using the lighting and materials/colours used.

Hi Sophia, I think the floor is the most important thing as it won't be changed once it's down, paint it relatively cheap. The best advice I could give (based on my recent experience) is that if you put a cool grey floor in a room that's filled with sun it's fine. If you do the same in a North facing room it can feel gloomy and cold and then you have the option of taking well known advice for a North facing room which is 'opt for warm, creamier colours for the walls'. Well this doesn't work too well with grey floors, it can look sickly. Therefore, the floor is a consideration at this point. There is a gorgeous tile from Topps called 'Sculpt' in beige which is the very same colour as warm concrete and it has an amazing look to it. General advice is to avoid cold greys in North faicng rooms and opt for yellow based neutrals. I have used Skimming Stone in my kitchen (North facing) but it's got lots of natural wood. Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option. Hi Luisa, It’s quite hard to advise without knowing the dimensions of your floor plan. Could you take some space from the current lounge to create a hall way? I’ve drawn out my first thought in rejigging the floor plan. The dining and lounge could be easily swapped over. This allows for a W/c and utility. ( Well, depending on what your dimensions are. Do you have the dimensions for the floorplan? Depending on your budget moving the kitchen to the back is doable but it’s always easier if you’re doing full renovation and the floors are up. The old kitchen could be an office or another snug?

I think that Noble Oak is a good middle way between dark and light. But I wouldn't say it's the lightest of them all. Think it's lovely though, good choice.
