En suite or downstairs toilet?

I have a small 2 bed house I share with my soon to be teenage daughter. There is the possibility to install either a tiny en suite toilet and shower for my bedroom, using an existing built in cupboard that adjoins the bathroom, or a downstairs toilet (and ideally wet room) which would be built from the front hall in to an existing brick built front shed. I am struggling to decide which option would be more useful and add more value to the house. I suspect the downstairs option would be more expensive, as fuse box and meters would need to be moved, but would be good for visitors (remember them?) and would preserve much needed storage space upstairs. But as daughter gets older, I might really appreciate my own bathroom space and I think this would be a cheaper build due to proximity of waste pipes etc. from existing bathroom.

Any experience or thoughts on what would give me a better return on the spend? Thanks!

But would daughter rather share bathroom with guests or with mum?

(I'd say downstairs loo, no wet room)

agree with rinked. add a downstairs loo then guests don't need to go upstairs. sharing one bathroom between two bedrooms is fine upstairs - no need for shower downstairs too. sounds like you could knock through the cupboard to make the existing bathroom bigger and add door to it so that it's ensuite to your room but also accessible from hall for daughter. bathrooms with two doors are annoying though and if it's just you and daughter then I don't think you really need an ensuite. I'd rather have one nice big bathroom than one ok bathroom and one tiny ensuite.

I think your best best is to ask an estate agent as to what people want specifically in your local area and the type of buyers your house would attract. I think nowadays people would expect at minimum a bathroom and separate toilet for a house that size. Personally I would want an ensuite, babies grow (sorry!) and a study is really only useful if you work from home a lot or cannot fit a working space for homework etc. Spending 2-3 k could add a lot more value to the house and attract a bigger selection of buyers.

Another possibility would be to install a standard, white toilet bowl with concealed cistern and get the seat in a custom colour to suit your bathroom. It would probably be cheaper than a coloured toilet and might solve your problem. Good luck and please post a picture of your finished bathroom. I can't wait to see how it turns out.

Jonathan - that is exactly one option we're considering. The only 'downside' is that it breaks up the flow of open space between the front of the house and the kitchen and back. I'll post more sketches tomorrow. To be honest all the options I'm lookin at have a downside I'm not wanting to compromise on. I realise now we always have to compromise on something. It's just a question of what I'm willing it give on. Thank you for replying. Please share your thoughts after I've posted more drawings.

Generally a 4 bed house wants two bathrooms but the room sounds too small to add even a tiny en suite. Is that the biggest room? Could one of the other rooms have the en suite added, or be reduced in size to accommodate the en suite to the master?
