Bungalow Extension Drop in Ceiling

Hello, we are currently looking at a single storey extension to our semi detached 1930s bungalow to give us an open plan family area,dining and kitchen. This will involve opening up our existing kitchen and family room at the back of the house and extending out. We are expecting to go to planning for this.
The initial plans show the ceiling height of the extension dropping from 2445mm to 2100mm and it's been suggested we just need to accept this. The existing ceilings are 2900mm. This seems a big drop in ceiling height and doesn't really create that open flow of the rooms or open us up to the garden. Is this really our only option?

Can’t see much of the plan. Can you post a wider view? What’s the architects explanation for the roof height? What other buildings are around you? Would the extension block light or views from neighbours? Are you in a conservation area?

I have built-in closets under the eaves of an American Bungalow style house in three bedrooms. They measure about 6'x 4', and my son even has a bed in one that is slightly larger, but the ceiling height is between about 2 1/2 and just barely 5 feet, so they aren't as efficient as they can be. In the master, I moved the rod to the back wall (it used to be only the depth of a hanger from the door) and down to a height to hang shirts and jackets, a little over 3' up, and this freed up the two existing short rods on the sides that are set about 4 plus feet up from the floor--long enough for most dresses, skirts and suits and such. This sort of U shaped arrangement works pretty well and the corners are for boxed out of season clothes and a short revolving (sort of a wire Lazy Susan) shoe rack.

Yes that was one of the issues with our place. Narrow corridors, poorly lit. But by rearranging the access to key spaces, blocking some doors and creating a new double width doorway to the principle room, what was a narrow hallway is now integrated and useful. By converting the large loft, we now have a stairwell lit by two velux windows which also throw light into the heart of the building. Lastly the old underhouse garage is now a studio, glazed with full height blue-grey aluminium windows and a door. Our originally depressing, generic ittle bungalow on a sloping site has become a four bed live-work space on three levels that is beginning to feel more like our home

Jonathan's plan is excellent. You can't have an En-Suite in the Master bedroom it's not near enough to any drainage, unless you have a major knock about, which Is why, I presume that Jonathan has moved the En-suite to the other bedroom and then created another bathroom and bedroom on the left hand side. However, I would also point out, that the floors would need to be dug up a long way to allow for sink and washing machine waste, and the drop from the other side of the house is maybe not going to be achievable, thus meaning that you can't move the kitchen to the right....................All depends on the drains as usual. The garden is only 40ft long, so any extension would eat in to that quickly. Unless you want to pretty much change most of the inside, create a new hallway, move the front door, change 2 bedrooms and both bathrooms plus a kitchen, I don't think this is the one for you. I would probably try to get one on a larger plot, because the foot print is fast approaching too large for the plot on this one.

The problem - if we end up with this stupid large nib by the alcove is that it kind of dictates the edge of the living room unless we do something clever with it ie build off a bookcase or drinks unit to the left of it to visually extend the lounge) and then run the roof from that. I’ve taken some pics as it is now because you can see visually how much it slopes on the blockwork as it’s not yet boarded. So we could run it flat to just before the rooflight and then slope it down which will visually make the lounge area look wider than it is - or we do it from the nib.

It seems that the idea is to put a flat roof under the eaves of your existing roof. That explains the 2.4m ceiling height but the 2.1 ceiling height seems unnecessary.

Personally I think a room that is only 2.1m high is uncomfortably low and I wouldn’t accept it. 2.4m is the same ceiling height as most houses in the UK so quite acceptable- however a higher ceiling height is desirable, helps better link the old and new plus it help get more light into the inner rooms (especially if the RSJ between the old and new is higher).

It is possible to build a higher ceiling height… it requires either some sort of rainwater drainage gulley at the base of the original roof (which means the ceiling will be 2.4m at that point). Alternatively an alternative roof or a roof lantern might be solutions.

On the plan, is 2100 the height of your external doors, 2300 the ceiling height at the doors?

Our sliding doors height is 2m, ceiling at doors 2200, but we have ceiling sloping towards doors, definitely doesn't feel enclosed or anything. Ceiling in main kitchen area 2750
