I have stayed in many wonderful places so a favourite is difficult to choose but an unusual and fun one has to be the Carlton Arms Hotel in New York City. It was my first time in New York many years ago. I lived in London and had to go for work and so decided to go a week early with a couple of friends and we booked this hotel from a Lonely Planet guide sight unseen (pre-internet!). Well it was amazing! We all had travelled quite a lot (2 Aussies and a Kiwi) and stayed in some unusual places but this was something else! A bit scruffy and basic but the rooms were so much fun (each had been decorated all over by a different artist, so incredible!) and the staff were wonderful and super friendly. We firstly stayed in the Yellow Submarine room, it was so well done we couldn't find the bathroom door as it was so well disguised. They let us change rooms every few days so we could experience different ones ... we also stayed in the Barbara Cartland room (4 poster bed on a platform with lots of pink chiiffon). As much as the rooms were fabulous and fun it was the people that really made it. As it was our first time in NY, as well as the usual tourist sights they suggested lots of local unusual/fun places to visit, we had such an amazing time! They were also generous in other ways. For example, one afternoon after a full day of sight-seeing we walked into reception and the guys there said ... "do you like baseball?". They had Yankees tickets that they weren't going to use so they gave them to us and wouldn't take any money. We went to the game and had a great night, something we wouldn't have done otherwise. When we bought them a box of beers to say thank you they were genuinely surprised. They made us feel like we were staying at their home and nothing was any problem in a very comfortable and relaxed way. Interestingly, after that week I moved downtown nearer to my office, to the then newly opened Millenium hotel for my work stay, all 5 star with black marble bathroom and amazing views (then opposite the World Trade Center). It was such a contrast and obviously luxurious. It was great to have my own bathroom and all that goes with that kind of hotel and the staff were polite and friendly but I was so glad my first taste of New York was staying at the Carlton Arms. It really made that first visit special and while I rarely like to visit the same place/city twice if I can go somewhere new, New York has become a firm favourite and I do my best to stop and visit for a few days if I'm ever flying anywhere near it and stay at the Carlton Arms when I can. As one person described it "weird but wonderful".

I think the option of having the tv under the stairs.. Is the best idea.. Maybe have a tv, media unit made to measure if possible .. Draws or cupboards underneath for storage. Small shelves at the sides for little ink-naks. If needed.. A smaller maybe glass oblong table in front of the window. The table will still allow light through.. Making sure passable through to the stairs.. And the sofa on the back wall.. Lovely rug in the centre with coffee table or chest for extra storage if needed... Maybe some open floating shelves off set above the sofa. Use an accent colour with accessories.. From the rug or cushions.. Don't go overboard with large piece of furniture... Simple statements....

TRADESMEN. It's a miracle when one bothers to quote at all ... as such, I now build walls, can plaster, and drive a digger lol... I tile, fit carpets, fitted the kitchen, all with only half of one of my lower spinal discs left. By the time you get a quote back, its more often a month or more down the line and have already hired a couple of lads on a daily rate doing things how you dictate after weeks of research. I hired a roofer to replace my cast iron guttering with aluminium ones, he put up new soffits and fascias BADLY, ran off to assume weigh in my old gutters and ran off with the money for my new ones - steep learning curve there, and a CCJ is no use getting my money back. I purchased a kitchen, it turned up in bad shape, then commenced over 8 months to get to court for my money back... Hired a tree co to remove a load of trees overhanging the house and clear the boundary... an old man cried about a tree that wasnt his anyway so the tree folk abandoned the job. Thankfully I have a great electrician and a reliable plumbing company, but only call them for either gas or. heavier electrical work.... the husband does to electrics and plumbing but he hates it and we do get it checked. I keep trying to find a good builder though. Everything takes so long and its physically and mentally draining on me.... I would MUCH rather have someone I can trust but no luck yet.

I'd do exactly as Jonathan has done on the ground floor. The first floor can be re-configred in a miriad of ways depending on whom you wish to afford it to ie;- The boys and the Nanny, I'd still try for 3 bed, and En-Suite and a main bathroom. I think that whomever is using it, then you'll need an En-Suite either for yourselves or your Nanny. So something like this may work well. The loft is a whole different kettle of fish. 2 metres is okay - you can stand up in there. I'd certainly get rid of the pointless utility room and turn it over to storage as you have 3 boys, you're bound to need quite a bit. It's possible that you could re-arrange the entrance slightly and donate the long thin area over to a playroom, giving them more space to play indoors.
