Friend's groundfloor problematic layout
This end terrace is entered through the kitchen. The lounge is where the family's small cats and dogs hang out but, with no space for a dining table, mealtimes for the humans don't work.
So here is the dilemma; On a budget of around 15k there is an idea to replace the old glass "garden room" with something more substantial (?a modern conservatory or even single storey brick-built extension). The sole access to the fenced-off rear garden will be through this conservatory. The flow does not work well for this family.
The stairs have open rails and a stairgate to stop the dogs going upstairs. But it stops the humans too and all have to climb over
All ideas are welcome here.

A proper extention could be an asset, if it can accommodate a proper living space. That would require a bigger budget and planning. It would be a good idea to move the kitchen at the back alltogether.At this moment, i would suggest to improve a living by creating a semi open plan kitchen / living / dining space on the ground floor.
I would consider creating an internal window / glass partition between the the kitchen and the living room, separating the kitchen with the same glass partition and creating an entrance corridor.
Add a built in banquette seating against the kitchen wall and under the stairs.
I also think that closing off the staircase and adding a glass partition, woild create needed privacy and would offer a wall to hang the TV and built in cabinets under the stais.

Comments (13)Hi OnePlan, you're right, it is further away from the formal dining room but that gets used so infrequently I wasn't too concerned. There's only the two of us living here. My partner absolutely refuses to consider amalgamating his study within the dining room; I have looked on here for ideas that might change his mind but with no luck as we have a large formal dining table & 8 chairs which can only really go one way. Which is a shame as I thought he would have loved putting his desk by the window overlooking the back garden. We've got the garden room and conservatory for relaxing evenings so the extra room in the little extension is earmarked for relocated study and larger utility. The larger utility is good also as it is the most used entrance to the house. If the study was put into the dining room, the extension could be just loo and big utility/entrance but I'm back to trying to persuade OH to even think about that. Comments (29)I think curtains similar to the previous owner would work if you keep the colour or background colour close to the wall colour. It's hard to find pictures of a bay with a lowered ceiling without shutters etc but you could also have a pelmet and curtains on the main wall outside the bay or have curtains on the main wall maybe with romans on the window. If you take the curtains higher than the bay ceiling it will make the windows appear visually taller. There are lots of rooms with the coffee table much further away however as you actually want to use the tables for tea etc you may want to keep the 45cm gap but have wider coffee tables. My table is 44cm away (to be precise!) and I couldn't reach much past that comfortably TBH. I would try it! I've just attached 2 pics showing the sofas overlapping the chimney breast and not to see what you think. The chairs in the bay will be fine if the main seating area is zoned with a rug. We have a 4 year old who has no problem with showers but I must admit the prospect of another one coming along is the only thing giving me pause. One of my friends has a small plastic bath tub for her pre-toddler as they only have a shower and works well. For our current lifestyle a shower is definitely my preference but I have that slight nagging feeling as to whether I will rue the day we got rid of another does arrive! On the other side of things - my father is the man that will be doing all the fitting (fitter by trade) so if we do realise it was a mistake will not cost much to swap it out for a bath but will have obviously spent money on the shower enclosure... a little galling maybe but not too problematic. @Ann - thanks Ann, it’s good to know others are doing the same with smaller size bathrooms. I do think ultimately it would feel a little more roomy - and I would love to have a mirror over the sink again!...See More

last yearThe budget won’t be enough for an extension. I remember my brother, who is a builder, saying a small extension starts at about £40,000 for just the footings, walls, windows and flat roof and this was several years ago. However, it may be enough to change the conservatory into an orangery by adding a solid roof (there are companies who do this), plastering any brick areas and adding cosy furniture or a dining table. My friend had very similar stairs in her living room which wasn’t good when a new baby came along. She had a wall built, with plasterboard, with a door so the stairs were shut off when baby was asleep. This would be a good way to keep the pets downstairs too. My only concern is whether the patio window will be in the way?
