Comments (16)The kitchen is very tricky not knowing whether you can reuse any of the cupboards and worktop... Move the washing machine to utility and install cupboard. Move the oven to the left of where it is now. Install shelves on the back of the kitchen wall. I'd keep the dresser where it is. If you did have to get some new units maybe consider a U shaped where the bin is now, you can always mix and match. The dining table can probably be swung the other way and moved away from the wall. There's a 4ft gap between the edge of my table and base units which is fine. I'd get 2 x 2 seater sofas and have them at right angles to the fire away from the walls with a coffee table in the middle. I'd get a smaller tv, sorry.. Leave the tv on the right wall but put in a cupboard door on the left alcove to match. This does mean you can only watch TV from one sofa though. If that's a problem then try an L shaped sofa on the left hand wall if you're facing the fire. Either of these options should leave you with room for cabinets against the walls for storage. Comments (19)Hi memyshell, Having rooms to let with en-suites is only going to increase the money that you can charge for each room so I think it is something you should try coming round to. (I have been in this sort of accommodation before) I do however having a toilet that is shared would be a massive plus to you as what happens when you or any of your housemates have guests do they use the en-suites? Does't sound practical to me however I have a plan using one of the plans that was already attached to the thread of this posts I will try and explain as best I can. Create a corridor that runs from the front door straight through to the wall at the back that be the wall of the kitchen/living and dining area. On the right of the wall make it a full length glazed screen so that when you walk in you can see straight to the garden but are keeping this a separate communal space. The space that is shown as reception room can be transformed into a small functional toilet (which I think is all you need) this will give guests a room to visit without entering a bedroom. The wall of the kitchen would run 3/4 of the way along the wall creating a opening rather than a door giving the space more of a flow. Make sure the door of the new bathroom is hidden behind the wall (almost in the center of the house) when standing in the kitchen area. If you require any other help don't hesitate to get in touch. Comments (4)After taking a look at the photos of the spaces available, I would recommend, in the kitchen, a modern table with a minimalist and elegant style; wooden chairs with seat covered in fabric or eco-leather. In the living room it would be nice to insert a two-seater sofa covered in fabric; a designer coffee table in polyurethane; a low cabinet to be used as a sideboard and a minimalist and non-invasive bookcase. Comments (20)The en suites look like they are in a sensible place. I would agree with the comments about thinking about how the door/shower to the guest would work. The other thought is that ideally speaking I would think having the walk in wardrobe next to the en suite and not the other side of the room would be sensible. For example, if you have different work timetables to your partner and need to minimise disturbance early in the morning. This could be achieved by swapping the bedrooms and extending the current guest out to where you have the wardrobe (and putting the bed in its place) and then utting the new wardrobe where the bed currently is.
