I think if you moved the toilet over to the fireplace wall in the dining room then the dining room becomes basically a corridor between sitting room and kitchen. Having it tucked under the stairs is prob best use of space. Could you not use the dining room as a dining room still, with the kitchen (I assume it's a one wall set up) and island in the kitchen as that is the largest space. If you have pocket doors or barn style doors leading to the sitting room you will save a lot of space for the dining table. Agree with Rinked that more light would be a good thing. If no scope to put in a rooflight could you break a window(s) either side of the fireplace?

We spoke with several builders and architects about our extension ideas before and gauged approximate costs. There is an average cost per m2 that builders can provide, just clarify to what stage you expect this to be done so that you can compare like for like estimates. No builder will be able to give you the exact amount because material costs are changing very quickly and it affects the overall costs. Once you’re happy with the cost range you will need to work with an architect and/or structural engineer and based on their drawing specification you will be able to get much more precise cost estimates from the builders. There are extra costs involved like planning permission, party wall agreement costs etc. These were rough costs given to us by one architect: Profession fees of consultants other than architect Structural engineer: £4,500 Party Wall Awards: £6,000 Approved inspector: £2,000 Building surveyor: £2,000

Thank you all soo much for the feedback! I agree with regards to the many doors in the utility. The Architect proposed having a lean too to store the many pairs of running shoes my partner has, they get a bit smelly soo I don’t want them in the house at all. But I’m thinking we can put them in the garage which is what we do now and just skip the lean too. The dining area crittal doors can go as well. We currently have a gap and I wanted to keep it because the light flows through from the front to back of the house but I agree with Jonathan, we will have light in the back of the house from the skylight. I actually like the small bedroom, that’s our daughters room and we have family visiting all the time so I’d prefer to keep the small bedroom. Thank you all! This has given me confidence with regards to the plans!
