Comments (6)I like Option 2 honestly. Obviously you are finding it hard to visalize what the space will look like but honestly that is a huge space so I would recommend putting in the utility considering what you gain from it. You gain a space where you can block out the sound of the washing machine- who wants that sound when your eating dinner? Also washing is unsightly- do you wants piles of clothes in your nice brand spanking new kitchen? In terms of the corridor you are going to have lots of light coming through from the new extension. When you enter the front door and can see straight through to the garden spaces feel much bigger than they actually are anyway. Also who says it has to be boring. Have some fun wallpaper or colourful art hanging. Also if you want to make something more spacious use sliding doors for utility and wc. Less items infringing on corridor space. And lastly, the reception is purely personal preference based upon how your family function. Personally I prefer two rooms. Allows for more space to get away from the open plan area. Comments (10)Hi Jonathan. Thanks for the replies - they got us talking about a bunch of things! We totally agree about the entrance to the living space - it is too crowded - and the utility room does seem overly large. As a result we're now thinking of broaching the following with the architects. Mirror the stairs mum has on her side to where our current utility room is. They don't need much space which allows for the adjacent study to grow. They would also no longer encroach on the hallway - allowing for a wider door and wider access to it. As an added benefit the stairs would exist facing a better direction (towards the familly bathroom) on the first floor. Potentially this could be three wins! This is the upstairs plan, btw, with the stairs ending facing a wall: The utility room would be moved to the front of the house where the wc and cloakroom are and while we would lose the outside access, it would be close to the front door to get the dogs in quick. The downstairs wc could then go under the stairs? I think that would work. I like the idea of the seperate games room but my better half has vetoed it. She's adamant she wants it in the main social area. And mum was toying with a bedroom downstairs, but would rather the space for other things. It is a good suggestion and one that i've echoed, but she is strong willed and knows what she wants (I wouldn't have it any other way!). Comments (17)Appreciating the budget friendly ideas @natashahall1. the walls in question are not load-bearing walls. they are stud walls (if that's the correct terminology for hollow/thin walls put up to create simple divisions). There is a radiator fixed on the partition between the kitchen and living room, on the kitchen side. And the boiler is attached to the kitchen wall facing the garden to the right of the window. I'm pretty sure these terrible design decisions/placements will increase the costs of achieving a design/layout that @HU-149872109 has suggested. but also i'm considering underfloor heating (and getting new floors for the whole groundfloor area) so perhaps this project is probably something i need to bite the bullet on if i want something spectacular for this tiny space. and agree, that's a gorgeous porch! 😍...See MoreJonathan
