Improve look of extension

Hi, does anyone have any good ideas on how to improve the look of this kitchen extension? I hate the UPVC cladding and to my mind the windows look a little small, not to mention the awful diamond mesh glass panels.
What changes would you make, if budget was of no concern?

I know you said if budget wasn’t a concern, but quickly I’d paint the white siding to black and change the carriage light .

I would concentrate on the dormer windows, initially. I don't think the roofs of either are attractive, they both look mean and 'tight'. The brown cladding at the sides is wrong - it should be lead, painted timber to match the window frames or slate to match the roof. (Please don't use UPVC cladding!) Getting the detail right can be very effective. This is a new dormer bungalow I designed in a 1930s style, albeit in different materials. The dormer windows have flat lead roofs with big overhangs and moulded timber fascia. The flat roof dormer is probably more authentic to the house, but any style and detail has been lost when it has been re-roofed. A similar porch might work also well on your house. Although, if you go for flat-roofed dormers, you could do a great flat canopy porch with a hint of art deco style. The window arrangement in the central gable is very odd, too. But this may actually be improved by adding a porch. (Porches can often spoil a house, but the reverse might apply here) The garden is also very bleak. Some planting near the house, and even some climbers would make all the difference. The staining on the brickwork is strange, but I can't see enough detail. I would only repoint if the mortar is actually failing, as it can make a mess - get a professional to look at it, and make sure it is done well, with a lime-sand-cement mix. It won't make much difference to the appearance of the house. Simply cleaning off the worst of the staining might help - maybe with wire brushes - go carefully at first to make sure you're not damaging the bricks. The windows are not great, but could be a lot worse. If they are functionally okay, it may be good to keep them, and see how they look when some other details are changed. Depends on your budget.

Hi. I have to agree and disagree with Jonathan on kitchen layout. Unfortunately, it is a common mistake to leave the layout as the last thing to consider. Your kitchen will be the center of your house, space between the dining area and living room. Your family and friends will spend most of the time rather around the kitchen table, chatting, having a drink, coffee, breakfast (add a lot of more) than around dining table or on the sofa. To properly establish the layout may be the most important choice you will have to make. How you cook, how you will move around the kitchen, how do you prepare meals and hundreds of more questions to be answered. Therefore the position of the fridge, what kind of extractor will you choose (island build in, ceiling extractor or maybe skylift by Faber) can be vital to rest of the works. Nicely pointed by Jonathan the position of the soil stack, another very important for layout and positioning of the sink. All those may be easily resolved if you ask for help professional designer who spends with your family couple of hours and helps you to make correct choices. Taking water and drains a floor up looks like a horribly expensive project. And you'd lose bedroom space. So work with what's already there. The house looks finished well from what I can see on the photos (might be merely esthetic, but still a reason not to hack into it too much). So I've focussed on the extension only (and an extra doorway, so the bathroom is right under the stairs). Tear it down and rebuild. It looks like the only space that hasn't had some tlc. The grey line is where the old extension ended, so I've added about one metre. And proper rooflights, no plastic. And yes, if the roof height allows, bring up the floor, a few csm lower is good, personally I would not like a full step down. I guess fire regulations won't allow to bring the kitchen into Rec2, because of the stairs, plus a extra hallway would take up too much space.. And I merely copied the back wall, but some french doors would be nice, of course.

I think your plan is sound and exactly what I would wish to do in your position. I say go for it, it will look so much better. We had our windows changed but still have the old porch which is terrible, the only reason it's not done yet is because it requires a builder not just the window fitter and we have one booked to do ground floor renovations starting oct/Nov so have added it to his list instead. It would be a shame to change your windows but still not be happy with the front. I hope you can convince your husband, I hear your pain! Lol

It's not going to be cheap. I would change the window style for something more modern and maybe render it and paint it or some wooden cladding over the whole extension. The flat roof doesn't do the extension any favours either. If it was mine and money was no object I would change the roof line. It might be worth sacrificing some of the height for a more interesting roof. Modern cladding could make a big difference.

Short term I would just change the glass in the windows for plain (unless there is a compelling reason to rip out the frames too).

As far as the roof goes I would rather see a pitched roof with tiles to match the main house or a very contemporary flat roof. However I would delay changing that until you make other major changes….. for instance you may decide to make this extension full width, or to refit the kitchen or get rid of the side window which can’t serve much purpose. Long term you might conclude it can wait until you have trades in for other jobs.

And the light being off centre and very high is weird and I would want that dealt with eventually

If budget really is of no concern then I would take it down, make it much bigger and get a stylish design with a pitched roof and very modern windows. As it is streetfacing a lot of these ideas might be pie in the sky.

cover the UPVC with wood/steel frame, i will reuse the diamond mesh to be stained glass or modern windows and for the wall wood panel/natural stone cladding
