French doors completion certificate

Looking for advice regarding a completion certificate application where a building warrant wasn’t issued beforehand.

Work is installation of French doors where an existing external window was. No structural element to it as lintel was touched/altered. Opening was same width as existing windows. Work was carried out 7 years ago. Did not get building warrant at time so retrospectively applying for it.

Have filled out application with what I think are all the relevant details and plans (I’d had previously plans drawn for a project that I never did but can clearly see the French doors in existing floor plan and elevations that were drawn by architect so just using them.

Question is how much detail do I really need for a retrospective application - I’m hoping those drawings and some photos are enough. The window company who installed them are out of business now so I can’t get much more info. I do have details of type of doors and glazing used which I have included. I would rather not pay an architect for this as I have plans for before and spent way too much already!

I think you need to clarify things with your local planning office.
I think there are two points to satisfy- firstly was the worked permitted, by which I mean did it need planning permission? And secondly was it completed to the required standard? I suspect that since the window company is no longer trading you can no longer prove the second point, in which case you likely won’t get a completion certificate- but you need to clarify if you ever needed one.

I have had a similar situation in the past when a builder failed to provide his structural engineers calculations and I couldn’t get building regs. I had to buy a £200 insurance policy for the next owner when I sold the house in order to protect them (which as it turned out was actually cheaper than if I had paid for building regs!)

I would put the pair of glass candle lamps together on the right side chest and opt for sidelamps with more oomph - something bigger and squat. You could also add other ornaments in different heights grouped together - don't split matching items too symmetrically, balance is key but symmetry may be boring. A geometrically patterned rug or two will look nice alonside the bed and/or at the foot of it. A narrow console unit would look nice beneath the tv; you could go for vintage as your style is very simple. Don't be afraid to dare a little - playing safe is not always the safest!!! Add a comfy reading chair with lampstand and cushions and a footwarmer or plaid on the bed and some more wall art - the heart is a great start but add more. Think layers. You have a great basic palate to funk it up a lot!

Open out! Why take up space inside?? I was at a customer's house this week, and the builder had told her that the doors couldn't be opened further outwards, so that they laid almost flat against the sides. The bars on the top of the doors can be adjusted to open a long way or a short way, they might not go completely flat against the frame, but they will go quite a way!

Personally no Georgian bars on the doors, but its personal preference. If its just the doors and no windows in the dining area it should look fine, and will have a complete clear view out?

Fensa means nothing it just means the fitters were competent at the installation process.

No, building regs approval is not needed when using Fensa registered installers

I just had a read about Fensa - so yes it seems my installers were not fensa approved. Is there any way to get an inspection to get a fensa certificate quickly or do I then have to go down the building regs route (circa 8 week wait or so!)

Please stop talking about building regs. They will require you to demonstrate the doors meet regulations and you have no way of showing that. Get your solicitor to purchase an insurance policy to make the problem go away because if you are moving you have enough to do.
