Flooring design help for open floor plan

We are buying a house that is at the top of our budget. The present kitchen has tile flooring, the dining room has wood and the living room has carpeting. We would like to redo kitchen and take out walls separating it from dining room and living room. We have the money to redo all floors to all wood for flow and hopefully take down walls that separate kitchen. We do not have enough for full kitchen redesign at this time. Should we do living room floor and wait to do kitchen floors? The cabinetry and appliances only line walls right now. Could we use same layout with new cabinets and appliances and add island later? Or will we have to use different flooring in kitchen?

Could you go ahead and purchase the extra wood for your kitchen and just store it until you are ready to remodel the kitchen? But if you are certain you aren't changing your layout, go ahead and lay your flooring in the kitchen now.

With the walls now you have complete separation from the kitchen and living room so floors need not match. First, remove the walls. I would first install the living room floor to your liking, then upload pictures on this thread you started so we can better advise to what flooring in kitchen ought to be in our opinion. Personally though, i don't like wood floors in kitchen. BTW, they have tile that looks like wood...google, "tile wood look a likes"

Exciting times- I think side by side ovens have more presence and the island is a great place for the microwave. I don’t like seeing a microwave high up as I think it is dangerous. In fact you should put your ovens at a really comfortable height for you. I notice all of the designs show a draining board- personally I would choose an undermounted sink and no drainer to maximise work surface. I agree about putting the extractor in a cupboard- it doesn’t have to be a 600 cupboard though- I think it looks more luxurious if it is 20cm bigger than the hob. Consider if the 70/30 fridge planned is big enough. You could have a larder sized fridge and a freezer elsewhere. All of your designs show the breakfast bar sitting in an Lshape at the end of the bar- Personally I think that you should have the stools on the long side of the island so that they can see the TV, so you don’t have to have a cheap looking metal pedestal and so the stools don’t obstruct the sofa in the TV area. You have also shown the breakfast bar in a different material- if you want to use the island for food prep it might be easier to use and to keep clean if there are no differences in height and it is all the same material. If you want variety of materials in the kitchen you might choose two different cabinet finishes- perhaps one could be textured. I noticed the glass cabinets on one design- I would be careful about their placement because of getting steamed up. Lastly I felt the the designs with lots of vertical lines made the room seem smaller and I preferred the designs with uninterrupted horizontal lines.

Hi there, When it comes to engineered wooden floors they have been designed to work in conjunction with under floor heating so there is no issue there. If you are looking to go for a wooden floor then we would recommend going for an engineered board with a brushed and lacquered finish. The brushed texture will hide and scratches or scuffs that may occur, the lacquer on the board. Generally our boards come with 8 coats of Super Matte Lacquer. The lacquer will help protect the board from any spillages seeping into the board. If you have an idea of the colour you would be looking to go for we would be more than happy to suggest some suitable products. We also have some very realistic laminate Flooring by Kronoswiss. The Kronoswiss origins ranges comes in at 14mm thick. It is An AC5 Grade, each laminate is graded between AC1 - AC5. AC5 being the most durable. These boards have been designed to take heavy traffic. The origins range comes with the new Aqua stop technology, stopping spillages from seeping into the board for up to 72 hours. Giving reassurance if any spillages do happen. When it comes to the forgiveness of an engineered flooring we would highly recommend going for a brushed and lacquered finish. The brushed texture will help if any scratches occur, however we would still recommend putting a good mat at the front door and back door. This is not just for engineered floors this would be recommended for all floors. When it comes to the lacquer this will help protect the floor from spillages and stop the spill from seeping into the wood. We have have a couple of option that may be of interest if you have a colour in mind? We would be more than happy to point you in the right direction.

Thank you all for your thoughts / advice! We are yet to move in but we know the house needs rewiring and a few new windows etc so we are keen to get started as soon as we get the keys. I agree the bay window is a lovely feature and I’ve been looking at creating a bench seat with a small table for our every day family dining and then I am wanting something larger to host dinner for our extended family as we have quite a large family and would love to host Christmas and birthdays etc. The kitchen is clean and well looked after, just needs modernising to our taste. There is no immediate rush to replace it unless of course we extend / move things around. I also have my own business that involves cake decorating so creating an island or space so that I could work from home would be a reason for us to extend the kitchen. I think you’re right in that we need to live in the house for some time and get a feel of which areas we are wasting / not utilising and decide from there.

So if you are looking to do wood all over, including the kitchen (which personally I recommend for an open design) It is a good idea for you to install all the floors at the same time. You don't want to start and stop the installation process. If you choose to put an island on top of the wood floors later, then the floor is ready to go.

Also I would advise against purchasing the wood and storing it for a long time. It is very important where and how hardwood floors are stored. You don't want to to put them in an attic or in a basement and you definitely don't want it to be in a garage for an extended period of time (We wouldn't recommend that even for a short period of time). If you have it in your budget to do all the floors at once, I would strongly suggest doing that. You will have the mess once and everything is done all at once and you are done with it. Whatever you choose to do later can be done on top of the floors.

Since you are going with an open concept, maybe look for wider plank engineered hardwood flooring. The trend these days is to go wider and distressed. If you are using hardwood in your kitchen make sure you stay away from a smooth surface. You want something wirebrushed or distressed. Hanscraped floors won't help with wear and tear as much as wirebrushed and distressed floors. You will be dropping things in the kitchen and you don't want to have to worry about little dents and scratches. That's where distressed wood floors are your best friend. Also the closer to the natural colour of the wood you are, the less imperfections you will see in the long run.
