Dear Wombatchild The two double ovens are on that back wall. The distance from them to the end of the island is 2.6 mtrs. The bank of units is mirror imaged from the centre of the ovens and that means there are two slim pull out larder cupboards on that wall. That 2.6m means that they can be pulled out and it is still no problem for traffic to be flowing past. My hob is on the island itself and the extractor comes up through the granite when in use. That far end of the island is great for taking things out of the oven and checking on food ...... turning potatoes over etc... To the left of that bank of units is a door to my boot room so I need walk way space there. This thread is quite old now and I may be repeating something I typed earlier but I love my kitchen ( think it is about six years since I had it out in) ..... The only things I would have done differently would have been not to have stainless steel sinks as they are a devil to keep looking nice! And I would like more contemporary pendant lights over the island instead of those chrome chandeliers - can change them but still working on husband on that point!!!! X

Hi there, It's a lovely space and I am sure there are lots of options as mentioned already by Karen above. How would you like to use the island? Is it more for the aesthetic or do you want it for people to sit / perch at? Islands tend to lose a lot of storage if you want people to be able to sit at them, which necessitates the need for more wall cabinets etc but if you can use the 'back side' for more occasional items then the wall restrictions may be less of an issue. What sort of style are you thinking of going for? Open shelves can look fabulous and a great way of storing items that are used day in, day out. They can also be very budget friendly in comparison to wall cabinets. Have you considered banquette seating for the table, opposed to using all chairs? It tends to be quite space saving and quite versatile too. Best wishes Claire

I wouldn‘t call that bookmatched no. However bookmatching is only possible when they have a block that yielded two good slabs right next to each other so they can be opened out like a book and mirror each other. I can’t see how those two slabs could have been cut from right next to each other - perhaps they didn’t have two that were and so could be truly bookmatched. Did you ask for bookmatched pieces when you chose your marble or did you add in that request later? If the latter this may be the best they could do with the piece you chose. It’s lovely marble and in your first picture the join is not obvious. If you paid a premium for the bookmatching I would want that refunded but otherwise it’s a nice result.

Thankyou for getting back to me, this plan might show a little better the current layout of the house. Measurements are still approximate as it’s what’s taken from the original sale documents. The one I’d added to the original post is a working progress and I agree not being finished makes it confusing, I didn’t think that through very well for which one to add. Yes Rinked there should be a doorway into the lobby area. Thankyou Emily, there is some great ideas there, I definitely will rethink on the initial ideas which I’ve listed below. The property is a 3 bed semi detached house, it’s an ex council property built around 1950s/60s. It has a small slabbed drive way to the front, there should be two steps up to the front door but the previous owners have raised the driveway level to the top of the steps, so you can’t see these large concrete steps but they haven’t been removed, this whole front needs redoing in the future. The Side area of the property is only 3-4ft wide. The Garden is a reasonable size, also needing work. The whole space interior & exterior is Lacking any personality or originality. So you know where my line of thought is, it is about the home working for my whole family, a social multi use space. It will become home to myself my youngest who is disabled and will always have to live with me. I have a grown child who will live with us on and off for the next few years. Then I have a third child, their partner and 4 grandchildren who spend a lot of time with me. Current thoughts are as follow, hopefully I will make a little more sense *The conservatory to be removed for the extension. *in the lobby the side exterior door will be bricked up to allow the toilet to be extended fully across forming the shower/wet room. The Internal door from the small hall to removed and left open. *the current kitchen then becomes a laundry & boot room, I have to have a good space for sorting clothing & hanging clothing to air, after operations especially, I can’t walk far or lift so can’t go hang laundry outside to dry, it’s important to ensure my independence, to still be able to do my own laundry. We have a lot of shoes, coats & handbags between us!! *The front door opens directly opens onto part wall & part stairs, this could cause me problems in the future. I have a connective tissue disorder & spinal cord damage, I’m often in hospital & will need to use my walking aids and chair more as time goes on, my youngest has also inherited this, so there is a certain amount of future proofing for this for each of us. This space is so small and awkward coming into the house, so I was given two ideas for changing this - To have a new staircase built, still in the same place but it has a small landing step and then turns 90° using some of the lounge space to achieve this. Brick up the current front door, then fit a new front door where the current window is in the lobby. I know the concrete steps are near impossible to remove so If I take the drive back down impart to the level it was, I could be stuck with the original steps still. *I like to bake and cook and have a lot of kitchen equipment, convenient storage & a good area of clear worktop space is essential. I love Kitchen islands but I’m guessing to maximise what I need for storage & worktop space a peninsula is more practical, which I’d like space for seating 2 to 3 people. I don’t want to be separated from guests when cooking. Space to get around easily with crutches or walking frame is important. *in a perfect world I’d like an open plan kitchen with space for a dining table and a large sofa with TV area to sit and relax, with doors opening onto the garden, whilst having a separate lounge area with TV too, but I don’t think this is achievable in the space. So I thought in the extension, kitchen, dining table and just a couple of Sherlock chairs. I want to be able to sit in this area close to the garden especially when the grandchildren are round playing outside, or summer bbqs etc. *The Lounge area has the double patio doors which will be removed. I’m unsure whether to have anything fitted in their place. Again ideally best of both worlds, to have a space fully open to the extension, but to be able to close it off too for the coziness but I think doors of any kind may just close it all in. *the chimney breast will be removed, the whole stack top to bottom. *DJ area: I thought not on the neighbouring wall so the neighbours don’t get any of the bass. In the summer we have people on the decks for garden parties, so want them to be as close to the action as possible for the times we can’t be bothered to set them up outside. I thought the DJ set up might sit on what is currently the chimney breast wall by the patio door side. This whole wall could be like a full media centre, PC set up opposite side, the main TV with the amp & surround sound central. Both the kitchen extension and lounge area would have a TV. *the boiler is to be relocated downstairs in the current kitchen area, so as to then extend the bathroom to fit in a walk in shower using the current cupboard and the small area of the landing in front of it. *bulk head in main bedroom, Will have a wardrobe space above, dressing table to the side, may be left as is or considering taking it down so it’s just the slope rathe than the big bulky square.
