Knock through or not to knock through!

We have just bought a 1950's maisonette. At the moment there is a family bathroom and toilet next to it each with their own door. The question is, do we knock through to make one larger bathroom where we will be able to have a free standing bath and shower or keep the toilet separate and add a sink?!! Help much appreciated.

I think that depends on whether you have a separate toilet elsewhere or are planning to add one in. If you have, then a knock through would be OK. If not, then I'd keep the toilet separate.

For me it would depend on whether you have another separate toilet in the house. If you do then it's nice to knock through and have everything together. If not then I'd keep separate - there is nothing worse than someone needing the toilet when you're in the shower. Normally one of kids!

That is a bit of a "how long is a piece of string" question! First question to ask is who are you planning to have to project manage the whole works? If you already have a good idea of what you want to do and rough sizes of extension etc, I would be tempted to seek out a good local independent kitchen contractor that is also capable of doing the structural elements & managing the whole project. Not all do that level of works, but a studio like ours specialises in such things - we have an in-house building surveyor, a tame structural engineer, access to architects when absolutely necessary (it rarely is!) and can manage all the building regs, planning permission process etc. in house. If we were doing such a project, we'd probably do initial indicative designs, get a structural engineer in to advise on openings, steels etc. and only then use the minimal amount of architect (or architectural technician) time, keeping the costs manageable. A good structural engineer and architectural technician are, in my experience, worth a dozen architects for such tasks! A conservatory must have a lockable door to the rest of the house, otherwise it is not a conservatory, but an extension. Conservatories can often be built without planning permission, within limits, whereas extensions are far more likely to require planning. However, as the structure has presumably been standing for at least four years, and external appearance will not be altered, planning is unlikely to be an issue going forward. If you are likely to be selling the property within the near future, ensure that you and your estate agents always refer to the structure as a conservatory, to avoid attracting unwanted scrutiny. You will always require building regs approval for the removal of a wall, and although this might seem to be a pain, you don't want your house falling into your conservatory when a heavy lorry rumbles by. There is, however, one exception to this. Your kitchen window already has a lintel above, so as long as your proposed opening will not be wider than the window, then no structural work is required. Simply remove the window frame and the wall immediately below. The only tool required would be a large angle grinder, and the work would be within the capability of any competent DIYer.

Hi, You would need to consult a structural engineer before removing a fireplace or chimney stack and surrounding walls. 1 or 2 steel beams would be able to hold the floor and chimney stack above, or the chimney stack could be fully removed on all upper floors. But you could combine the rooms without removing the chimney stack, for cost saving/structural reasons or to keep it as a feature. It would definitely be a good idea to incorporate part of the existing hallway as this only serves to connect to the kitchen anyway. So I have done a couple of quick sketches to show some options for this: But knocking through the chimney would definitely give you a more flexible and better space to work with, and I don't think it will affect the character of the property! Its quite a tight budget even without the kitchen. I think you should get a few builders quotes. Check them very carefully and question them on their pc sums. They will allow for all the cheapest grade fittings and you probably wouldn't want that in every instance. We paid £60000 for a simple single story extension 4x4m in 2012 excluding the kitchen. This included a new cloakroom though. Remember to consider a new floor possibly tying both rooms together, which can be very expensive. It depends on whether you are prepared to get your hands dirty and maybe do the painting. Moving appliances is costly as the services need to be moved first. I would first get the quotes and then take it from there.

Depends who is living there- if you are a family then I say share a big bathroom- if you are renting then a separate WC may be useful.
