That photo does look good, the two don't clash at all. I can't afford real wood flooring. I will either be having new laminate or engineered wood flooring, neither of which are something I would want in a kitchen. I also don't feel comfortable having something I feel would be more difficult to clean than tiles. It's a kitchen diner which opens onto our unusually wet and muddy garden. I have two children who create lots of mess. Just yesterday my eldest spilled some sort of hideous red goo all over the cream carpet upstairs! My other option is some sort of blue geometric patterned tiled floor. I haven't been able to find many affordable options so would probably only be able to do half of the room, depending on the way it is designed. Do any more affordable options exist? I found the optiks tiles at topps tiles which are just under £70 a square metre, so still too expensive for me. They are also quite a light blue and I'd prefer something darker. Are there any other options around?

I agree with Carolina, Option 1 makes the snug unusable. So option 2. There are no real dimensions on the plan, however, when you use the scale at the bottom, ( even though the picture kind of goes away from you making it less to scale as it goes up ) the snug area is small. There's a picture of a 3 seater sofa, which i doubt is to scale, as its smaller than the island. I'm hazarding a guess that the sofa in the pic is around 1.5 m ( so not to scale ). I hear what you're saying about 4 bathrooms. The 2 rooms upstairs are good they share a well proportioned bathroom. However, I dislike the shower room for 2 bedrooms downstairs. With this configuration you have no En-Suites, which is a shame with all that work. It's too hard to re-configure with no dimensions, but I feel that there is a better version for the plan with regards the snug and the bedroom bathroom idea downstairs. Which room is to be the Master? I think i'd be aiming for the master downstairs bottom right with an En-suite. The shower room downstairs for everyday use and for the use of bedroom 2 and then the upstairs for guests / others with the shared use of the 1 bathroom.

I have to say, I'm leaning towards option 1. As I may have mentioned in the past, I suspect the trend for grey and anthracite windows/doors/sofitts etc will end sooner or later and what folks will find is they're left with external features that date a house but would be expensive to fix. And whilst I like the look of the grey now, I also remember liking the dark wood windows in the late 80s at the time, but now think they date a property. :-/ (sorry to offend anyone who may have them).

It's a really nice room, I just think you may have a bit too much 'stuff' in it. An idea would be to remove all the 'stuff' and just be left with the furniture. Do all the pieces have room to breathe in the space? If not, remove some. Once you are happy about the space between them, take a look at your stuff and introduce bits back one, or a group of three at a time. Then see if the breathing space is still there. As an example, the reading chair is pushed too far back into the corner and is crowded by the other stuff you have around it. If you need the speaker, put the 2 unit bookcase on top of the speaker to move the speaker left, remove the decorative lamp from beside the fireplace totally and pull the chair forward. This may give it room to 'breathe'. Get a standard lamp to pop behind the chair for lighting. Remove the little table too. Use the top of the bookshelf for a couple of smaller books. Your mantle is lovely above your fire but is again too crowded in my view. Lovely things but too many of them. Remove either the grey lamp or the vase with twigs. Remove either the pic or the flat bowl. Then have either (from the left): twig vase, candle holder, picture, candle holder, grey vase. Or grey lamp, candle holder, flat bowl, candle holder, grey vase. If you see what I mean. Great idea from Sonia too. Swap the lamp behind the chair for the standing lamp. Put the lamp from behind the chair on you lovely sideboard. That then gives that piece room around it too. Doggie box can then be centered under those pics as well. Lovely doggie too :)
