2 New Bathrooms required - where to begin?

Hi All,

We're very new to this and would really appreciate some advice/suggestions!

Recently moved into our first place together. A semi detached in north London.

Lots of jobs to do but bathroom are the priority.

2 bathrooms.

Main bathroom is fairly large (9 * 7) and has a bath with a shower head above it that are heated by the house's gas fired central heating.

Second bathroom is smaller with just an electric shower within a cubicle.

We do not plan to change the configuration of the small shower but just to change the different parts (shower unit, electric shower, sink, toilet) and have the walls retiled and a new floor laid (likley tiles again)

For the main bathroom we want to completely charge everything (as above) but possibly also want to re-configure the layout and move the bath under the window and potentially go for a deeper & wider bath.

We were going to go ahead and just get the top bedroom down but then decided that it may be better to get them both down together?

Where we're just replacing like for like the top bathroom is quite straightforward.

However for the bottom bathroom we may need to have it specifically designed and so may need to get a different tiler/plumber/builder in than we would for the more straightforward top bathroom?

We want everything done within 3-6 months and so recognised that we need to get quotes asap and that we may have less choice than we would preferred given the apparent shortage of tradespeople?

Do we go to a showroom and look at bathroom suites? We would prefer to come up with our own combinations?

Do we need a plumber or other tradesperson to come around and check in advance?

Possibility of just buying the main bathroom from somewhere like easy bathrooms and then arranging the different parts of the smaller bathroom?

Anyone with similar experience?

Any recommendations of different bathroom stores?

The easiest optioni think, is to go to a bathroom showroom who will help you decide layout, fittings, tiles etc. They will have tradesmen to carry out the work.

Or you could employ a plumbing company (no showroom) who again can help you with layout, but you buy your own fittings, say from a plumbers merchants (no showrooms but lots of catalogues to choose from). Tiling can be sourced from any tile shop and the plumbing company will have someone to do the tiling.

Or you can buy everything yourself, decide your own layout and employ a plumber and tiler to carry out the work.

When I did my shower room, I bought everything from a local plumbers merchant (lovely quality). I then employed a plumber to fit it, a plasterer to tidy the walls, a tiler and lastly had the flooring laid (vinyl). Cost was just under £6000.

There may even be other options that Houzzers can suggest.

Hi Sonia. Thanks you very much. That is exactly the type of useful advice that we were looking for at this early stage. You've given us plenty to think about. We've made enquiries with a view bathroom companies to come around and look at the job. We quite like the idea of being more involved in the plan but are pushed for time and so may just keep it simple. If anyone lese has any suggestions then please let us know. Thanks!

hi - thanks a lot for the ideas, i would prefer to keep a window in each room ideally (idea1), and also I dont like having a bedromm close to the kitchen (idea2). what do you think of moving the bathroom between the current living room and master bedroom? I would have create a small entrance hall as well to avoid facing a wall straight in front of you when you enter the flat, happy to get your thoughts, have a nice weekend, thx!

Being totally honest - as I always aim to be ... having a software package doesn’t instantly make you a concept planner.... yes it’s fun for home owners to ‘have a go’ at planning their own project and I enjoy seeing some of the ideas that others who have downloaded software come up with on these sort of dilemmas for people, and some of the ideas that come out on these threads are great - but some are so way off the mark and not inline with building regs that I do worry that there will be comeback if people go ahead and use them. I can just see it now ‘but it said it on Houzz, so it must be ok’ - no, not necessarily! Don’t get me wrong , I have the greatest respect for the people who regularly offer their time and ideas on here - but please please please homeowners, don’t always assume that these ideas are finished and viable... They are ideas, suggestions, something to print off and to take with you for your meeting with your builder/ architect/ design and build contractor etc ie to discuss and take to the next level if they prove to be viable. Sorry if this comes across as grumpy - but I’ve just had to squeeze in an extra project, as an emergency, for a lady who’d followed some really dodgy advice from a family member who thought they could ‘be a designer’ - the building inspector disagreed - and it’s going to cost that poor lady lots of money to rectify it, and make her home safe again. I have your interests at heart Houzzers ! :-)

Hi Matt, I've come up with a couple of options for you. I played around with a small shower and a bath but it was getting quite crammed in there. I also took into consideration that you have a young family and that they will probably need more baths at this point in their lives than showers. Also considered that you would probably need space for them and you/their mum to get them in and out of the bath. The average size for a combined shower/bath is 1700mm x 850mm I've scaled the bath to this measurement to show you how much space the bath will take up. For option 1, you can place your bath tub in the corner against the wall, depends on where your window is (as I didn't have this information I guessed and created two options for you). You could then have a large space in the centre for getting around easily and a stool in the corner. The radiator will go on the left wall or wherever there is a gap in the wall. For option 2, again totally guessing that there could be a window in the wall opposite the door, I've moved around all the white goods, with still plenty of space in the centre. Either way there is tonnes of space to get a combined shower/bath along with everything else. Hope that helps, let me know if you have any questions? Thanks Rukmini Patel Interior Design

Hello Lily, It sounds like some exciting times ahead for you. Can I begin by asking who created your plans/layouts for you? Looking at them I am a little concerned as I don't think the scale is quite right on these. For example how much space is available at the base of the second bedroom? ...if this is not correct, I would worry that the kitchen space is right either and this could make all the difference. Having enough space to use the dining table, or to open kitchen units and the space between where you sit and the TV are all really important when it comes to planning your space. This is the time you really need to get all these bits right to ensure you're happy with what the final property will actually look like and how it will function. I am sure you have but it is also worth asking if you have also spoken to someone to ensure the drainage and waste are OK in the new location - it has moved a fair distance from the current location which main not be possible. We usually start our projects with the layout phase and this includes investigating your needs and requirements for the property and then drawing everything up in scale for you. Once we have the plans we look at everything you can fit in and the best way to achieve it to ensure you have the best use of space. We also generally offer three different plans to ensure you have plenty to think about. These plans can then be used to get your builders on board, to tender for the project and so on. There are a few things you could look at - like creating a jack and jill bathroom rather than two - gaining you extra space to increase the second bedroom if needed. You could add two smaller bedrooms to make it a three-bed property or make both bedrooms ensuites (with the second bathroom jack and jill to allow access from the main house too). Hi, just a note of caution if you’re pushed for time. We met with a plumbing company in March, and they couldn’t fit us in until at least October for installation. We’ve had no issues with supply, it’s just that everyone is so busy. As we have another bathroom to use, we suggested they use up any ”odd days” availability their tilers and plumbers might have at the end of other jobs in their schedule, and we already have a fully tiled bathroom and the bath installed. The whole job should be finished by the end of July. Worth asking if this is possible for you.

Done anyone if supply chains are back up now? We had to wait a long time for our shutters as there were issues in the supply from China but it soubds like most construction delays are now due to labour issues?

We had our ensuite done recently, and had a price from the plumber/tiler who was happy to let us source everything ourselves which we did. To be fair we are OK with the result BUT had he looked more carefully he would have advised us we couldn't do what we wanted to do ie have the shower base flush to the floor. Please make sure if you are getting things yourself that the plumber has a good idea what you intend so he can advise any potential pitfalls. Also, bear in mind, if the bath is under the window along its length how will you reach to open the window? HTH
