Hello. what a lovely flat

last year

Beautiful clean design. Can you tell me where you sourced the hallway console table? I’m putting my Edinburgh house back together after extensive dry rot repairs, and that table looks perfect.

Hello Laurence, I know you want to put another bedroom but the bottom estate agent layout of your friends place is not ideal at all.. The idea of squeezing a room next to kitchen might seem like a sensible option but to a buyer the plan below in my eyes is not what I would keep... It might be far wiser to offer a large living dining area.. Entertaining is another important factor. Have you considered another option which is to have a double living/dining room with either wooden french doors between or the wall removed, so you create a double room. You have two fireplaces which are gr8! You could block up the first and or second door to the living room and then you could have a galley kitchen all the way down that side wall.... so you have a huge living and dining area.. You could also put in a door to the garden where the window is at the end. Where the hallway is you can continue that down to the end take out the cupboard.. creating an extended hallway with door to right for bathroom where the boiler is.. Create a small shower room here like a wet room. Then next door to right is single room. With the last door (near current kitchen sink) will lead into main bedroom..... Do you need to keep that back staircase? : ))

Firstly, congratulations! The guys here have far better ideas than I do on layout, so I will limit my views to a few tips. - You may want a TV point in a bedroom, as watching TV whilst someone is cooking is really irritating! - Laundry. If you can in any way find space for the machines away from the living area, do so. Again, washing machines running in the living space are not fun, and using them at night is antisocial for the neighbours. - Dishwasher. Buy a quiet one! - Loft conversions: not Permitted Development for flats, so you would need full planning permission, and to be sure that you actually own the loft: frequently these are communal space. - Multifunction spaces are everything in flats, so make sure you have a space to work that is not the kitchen table (a nook in a bedroom works well), that a bedroom can have a TV in it or a sofa so you have another space away from the main space to relax and hide, and build in storage wherever you can: bench seating in a corner around the dining table is a great example, as is high level shelving and kitchen cabinets that go all the way to the ceiling.

Hi Yvona I think the 3rd option works best. However, I would suggest that you consider the following. 1 the gap between the kitchen units and island, this could be reduce to give you move living room space. 2 a larger combined bathroom & shower with a wc under the stair. This option will reduce your storage space, but give you a nice bathroom. You could also introduce an additional door access into the middle bedroom too. 3 option to introduce one large bifold and one door to the external garden wall. Hope these helps Regards

Although I love nice new floors, I also really love original floors too. My house is Victorian and when we moved in, the exposed boards were similar to yours. We had someone in a few years ago to sand them and revarnish - it wasn’t too expensive - and it took off the orange tinge that I wasn’t keen on. The floor takes a bit of a battering, but rough imperfections suits our family life better - I can always sand and revarnish or even recolour whenever needed. We have a big rug in the lounge and have put some left over thermal underlay underneath - we don’t notice the droughts that much.
