Sealing new terracotta floor tiles?

Can anyone tell me if using linseed oil to seal new terracotta floor tiles is still one of the best finishes? Obviously manufactures of various products want to promote their products but linseed oil is relatively cheap. Thanks in advance.

Hi, just saw your post and wanted to help. Can I ask what period your property is and are you having underfloor heating presuming not? Personally avoid anything non hard wearing as with big dog you will just get scratches and flooring will wear quickly. Personally I would definitely look at porcelain (matt and texture not glossy ever) (more hardwearing than ceramic less likely to crack in long term and a fantastic selection around nowadays to hit the spot with any new kitchen design. Living room I would however consider a different floor, for more warmth in that room above all and nice to have the separation personally the old reclaimed wood/oak or engineered wood floors looks gorgeous nowadays and wear beautifully over time. Be sure to choose something with real character and irregularity as it will really withstand the test of time and bring a huge amount of character to a house neither too rural or contemporary. Hi Kelly, Sounds like an exciting project! We sell a lot of natural stone and a lot of porcelain, and in our experience as long as laid and cared for properly, both can work brilliantly in a family home. Tumbled limestone and travertine can look amazing, especially if you are wanting a more rustic look. If you go for an unfilled travertine, we would highly recommend slurry grouting (filling in the pits and voids) so that it is easier to maintain and clean. It is really important with natural stone to seal it. We recommend sealing once before and once after grouting, with perhaps a third coat around busy thresholds or near ovens/dishwashers etc in the kitchen. The sealer we sell lasts around 5-7 years, so not something you have to do too often. In terms of cleaning, you need to ensure you use natural stone cleaners or pH neutral cleaners, so you don't strip the protective sealer, leaving the stone prone to staining. To clean, it's simply sweeping or vacuuming (without the beaters on) and mopping. The beauty of natural stone is it ages and settles into the home the longer it's laid. Porcelain is really hard wearing, and most don't need sealing, although you can always apply a coat of sealer after laying in order to give added protection and seal grout lines to reduce the chance of staining. We also have wood effect porcelain tiles, which are really realistic if you did want the look of wood. Hi, you can get professionals to clean and seal your stone. You can also do it yourself, but I'd presume the professional clean would be better. I've sealed my own stone tiles and it was very easy. A simple wipe on then off process. From what I understand your stone is uneven surface. From that I think you can't put flooring on top without leveling it out. And considering it doesn't cover all the floor, I'd remove it if you were planning a new floor finish. But if your not fussed for the floor, and watching your budget, and plan to replace it at some stage, I'd get my DIY on with some stone cleaner and sealer.

We have a similar dilemma and have decided to go for kitchen safe laminate and lay it ourselves. We spoke to a builder who helped us on another job last Summer and he said Howdens laminate is good - though you'd need access to a trade account to buy it. Perhaps you have a contact from your previous work who can help you with that. We enjoy a DIY challenge and can't justify the LVT price tag right now - although if we could then we would go for LVT. I wanted to comment because I noticed your price estimates for Karndean. When we had our LVT quote, the fitter was able to source the Karndean flooring we wanted at around half the price that I'd seen in various places online which meant it came in at around £15 per meter which is cheaper than quickstep. So if you're having the floor screeded anyway (which is a big part of the cost)... perhaps worth talking to a fitter to see what they can do which might save you some money on the LVT to make it more justifiable.
