“The property has been owned by my mother in-law’s family since the early 1980. We took it over as our family home in 2022 and the house hadn’t been touched since it was purchased, we had therefore decided to do a substantial overhaul including basement in keeping with most other properties in the area. I appointed an architectural firm to do a full tender pack: including planning, structural, detailed design, electrical layouts, help with party wall, anything and everything. They also assisted in shortlisting contractors for the project which they had previous experience with on similar basement projects. We had quotations from three contractors in the end who submitted sums much higher than anticipated or could afford. At this point we decided to look for some other building firms who were not directly connected to our architects and we came across GDL and invited them to come and see the property. We met with Mariyan and briefed him with the scope of works and invited them to tender. They came in with a substantially cheaper quotation than the other contractors and they also have much stronger portfolio. During the project quite honestly I had little input overall, other than on deciding some flooring, kitchen and bathrooms decisions. Mariyan and his team designed the furniture, layouts, bathrooms and generally overall we are extremely happy with the result. In the initial stages we have had some issues with Fulham planning department and the geotechnical results of a bore hole, this subsequently led to the delay in sign-off of the party wall agreements, and delayed starting with the excavation works for our basement. Despite the delay, Mariyan and team pushed the boundaries to recap on time significantly minimising the time lost. We also had some concrete overspill from the neighbouring basement where the concrete had passed under our foundations into the footprint of what would be our new basement. Mariyan authorised his team to rectify this without putting any variation to us or the neighbour, which was above any beyond his duty. What I can say for GDL is: • They deliver the project on Budget, which was very important for us given the scope. • Extremely easy to work with everyone from the team. • Mariyan is an absolute control freak and showed this on a daily basis. We would certainly work with them again and recommended them to our friends.”
