The Planning process to achieve permission for this scale of replacement extended over 2 years and two Planning Application. The Planning Authority are generally against new development in this main avenue and we set out to show that our replacement was of greater quality that the building it replaced. This was done through discussion, 3d models to show the new building fitting into its setting and by detailed closely the external brickwork.
